very effective designing, imo.
though miranda and rob look excessively happy. very suspicious!
the properties, rentals, links stuff is extraneous right now, so possibly it is better left off till there is some actual substance there or put something there so that people get something more out of going there?

Puting critical hat on (very Tea-party stylie!)
OK...
First impressions are good: its nice and clear.
Content is sparse but in the right place. No dout more to be added as it takes off.
No sorting functions: again, there's not enough content to warrent it, but if it grows, how will sorting be implemented is a reasonable question.
Issues:
1) Navigation is simple (good): thus the "You are here" section just wastes space, particularly at low screen resolutions
2) General point: you don't need colons in titles
3) Site design by link should open in a seperate page
4) Properties / Rentals / Links layout of pictures: keep to left-side aligned with applicable text to the right of image (as is done partially here and in Agents section): don't mix left aligned and centre
5) Contact us: section three is out of alignement with one and two.
6) Subscribe to our newsletter: "Your Email Address" would be clearer. And does it have to be on EVERY page? Probably as its contact details they want, but it does look a little desperate.
7) On text-size "Large", the RHS navigation buttons dont't quite fit (Properties is a lot longer than the others) and the blue highlight makes this obvious.

Its a cool site, and I've been looking at property/realty sites lately, so this one looks right up there.
My only critical point would be a personal taste kind of thing - on the left hand side... I don't like that the text runs into the blue trim.

What do you mean by "sorting function"?

I honestly didn't have much of a choice on this one as the client wanted it. It will be more useful in the future

This is a non-issue as there will be content there later and not those silly pictures.

Thank you for noticing that. It does that at lower resolutions and I'm trying to find a way to fix it.
