Looks like i'm finally taking hte baby steps to get on it....in a manner of means.
We've found a Duplex with a Terenure post code for a price we can afford, and we're planning to make a reasonable offer on Monday after we've double checked with the banks that our approval in principle still stands. We've a sizeable deposit which works in our favour, but we're offering 20 grand less than the asking price which was dropped from 2008 "crazy price" for it to fall within our budget in the first place.

The King of England died in (I think it was 1953) but you're right he still has a hold on us.
George Washington: didn't he have wooden teeth? I should look this up but what species did he use...probably Pine so his breath would have a "Fresh as the outdoors" smell to it.
