I found it creepy that you have an easy time of saying what the government would do. You are a government dependent and it is really showing. Congratulations.
A dependent. You look to the government. You depend on the government. The government has every right to do what they want to do. And you think all of that is well and good. Pitiful.
A dependent. “ we will do w ...[text shortened]... ell that woman how to own and run her property.”
That is what you’re saying, and that is pitiful.

You say that rent control has been successful (kind of an own goal there) while crying blue murder about a rent freeze.
Doesn't a rent freeze control rents by preventing them growing to an unaffordable price?

Do you think Mamdani gives a crap about such preparation.....for a plan that will fail in any event? Are you kids so clueless to think that freezing rent charged by a landlord will work for the landlord?
But you see, you think in the opposite....I consider the landlord, you consider
the tenant. You refer to the money exchanged as 'the rent paid',... you want it to be affordable... I refer to it as the money received by he landlord, is it palatable for the landlord.
So, I ask you this..Which of the 2 is the most important cog in this wheel?
Exacly.
@AverageJoe1 saidAgain, I know almost nothing about your man Mamdani and it was you who raised rent freezing.

I fully support measures to prevent unscrupulous landlords inflating their rents (such has occurred in London) making housing unaffordable for the working person.
And as to who I give greater concern, unscrupulous landlords or tenants who just want an affordable place to live,, take a wild guess.
@Ghost-of-a-Duke saidNo, Mamdani raised the freeze rent issue. Yeah you can bleed heart over the tenants...you will REALLY bleed when the frozen rent is unsustainable and the landlords just let it all go, bankrupt, whatever, Mamdani, according to plan I imagine, will take it all over and squalor in NYC will have its beginning.

Makes this one wonder how much your grandmother is charging for those hundreds of units...

@Ghost-of-a-Duke saidSounds like, but I am applying the reasonable man theory. What comes first, the landlord or the tenant?. The landlord does. So we have to deal with him first be sure that he can operate his properties at a profit where he can make money. And at the same time, provide housing for tenants at an agreed-upon rate. I’m sure you agree. After all, we have to have the units available for rental don’t we…

So along comes this Mamdani, who you will now observe running around like a chicken in a barnyard , trying to figure out how to manage properties like this when he has no business sense. You are aware he has never had a job.
He will decide what the frozen rent will be, he will be the champion of the tenant, like you are. So we will have a lot of discussions on this forum about what he goes through to try to pull this off..
I am saying that he will fail, and that makes me think that the landlords will not be able to handle it, which gets me to the main point of this post. You say I am all for the landlords. Well, where do you think your tenants will go to raise their families if there are no units available? You will all be calling me for Rental advice to help save these properties that are about to go under. (Landlord cannot make money.) We can only pray that he does not tell grocery stores how much to charge for their produce. That would really put our grocery stores in a pickle.!

@Ghost-of-a-Duke saidActually, and this is confidential, she has an 11.5% return after all of her expenses are paid. Her profit. Since you ask, suppose for a moment that Mamdani freezes her rent, which of course will be less than it is now. Frozen rent! Interesting if her profit drops to 5% or 4%, (city and fed tax on this) what do you think her next move will be. BTW he promises to raise taxes.

She’ll say, why bother?
PS: before Suzanne comes after me, it’s not really my grandmother. It is one of my brothers. I just like for my posts to be somewhat colorful. Like those of Sunhouse, which hold your interest.
@AverageJoe1 saidOvercharging for rent should be a crime. Americans are not serfs.

So should overcharging for any necessity that people must buy.
@Ghost-of-a-Duke saidI thought you might enjoy this little example of government telling us what the hell to do. In New Jersey, when you pull up to a gas station, you are not allowed to grab that pump handle and put the gas in your car. The government makes the owner of the station hire someone to do that for you. I could throw up but you love the idea because it is government control.
What's the difference Joe?

So, there it is.
What the law says
•The ban comes from the Retail Gasoline Dispensing Safety Act (enacted in 1949), which requires that only trained attendants may dispense gasoline at retail stations.
•If a gas station lets a customer pump their own gas, the station operator — not the customer — faces penalties (for example, a fine).
•As a result, virtually all gas stations in New Jersey operate full-service only.
@AverageJoe1
Do you follow? Just like the landlord the gas station guy is being affected by the government in a negative way. Is that what the government is supposed to do?
@AverageJoe1 saidErm, why would freezing her rent drop her return from 11.5% to 4%.

It would just prevent her from increasing her returns further, to say 15%
Happy landlord, happy tenant.
