if you decide to go through with this, you Must draw up a contract. i think you can get a basic rental agreement package at Staples or Office Max or something. but what you should know is that once someone lives in your house, they have certain rights to the place- even if they haven't paid. for example, lets say that she moves in and declares bankruptcy, then I don't think you can evict her for 2 years. i'm a good natured person and very laid back, easy going and in the past i've done things without a contract thinking that everyone involved was "cool"... well, if there's anything life has taught me is: get it in writing.

there is also a tactical consideration here since you don't have a contract in place- draw one up, double the rent you'd originally asked for ($1000/month+utilities) hand her the pen and smile. she's changed the agreement, you can too.

An old friend of mine you used to own a house with rooms to let, used to just let his rooms to ugly girls. The fact being is that if he rented to pretty girls there would always be some sort of boyfriend trouble and probably damage to his flat as well but with an ugly girl no such problem.
