Does anyone know anything about how landlords calculate how much of the deposit gets returned.
We paid £2100 deposit and now they want to give us £1009 back. I think they are shafting us.
The flat was clean when we moved out, but well lived in. But the inventory clerk said that after 3 years the walls need repainting anyway and we shouldn't ahve to pay for that. They are invoicing us for a repaint.
Any help would be great.

THey are undoubtedly shafting you, but that's landlords for you. Don't stand for it. Contact the CIB and look at your tenancy agreement. Have you paid your last month's rent yet? I advise withholding it if you can until the situation is completed.
My last lot wanted to charge £35 for cleaning the cooker.
Landlords suck.
My advice, is tell them that if they are not reasonable about paying back your bond, catalogueing EVERY item they are trying to charge you for, then you are perfectly within your rights to squat. For at least three months.
And grow cress on the carpets in some rooms, and pornographic magazines as carpet underlay in others (it gives work men a laugh, at least)
Also, make sure you take every last little bit from the house that might belong to you, including all lightbulbs, any screws you have replaced in knackered furniture, anything you've painted yourself - scrape the paint off and collect it in a bag; curtains; curtain rails.....
Then, if you have a cellar, throw a party where people have to drink cans of lager. Invite a lot of people. Throw the empties down the steps to the cellar. Make a beer can pool. We did, once, and it was ace....
It also helps if you have some place to run away to.........

Since we have piped up they have actually reduced what we're getting back, by adding the costs of the final inventory (as per our contract, but they didn't charge for it to start with)
We had water running into the downstaris corridor for a year, the carpet actually started to rot. they never sorted anything out when we asked them to. And now they want to milk us. Problem is they are an Investment Company, with lawyers etc.
Fortunately we have some legal advice too, from an barrister buddy, but it's nothing formal.

Geez - I plan on being as accomodating as possible to my tenant, her lease is up in February, but it never occurred to me to "find things" wrong and then charge her. I would never do that. What the hell is wrong with people?

They can only charge you for stuff beyond natural wear and tear. ANy more than that, and they're breaking the law.

Your story could go that the actual rent was to be say £1,000 but if you agreed to pay only £500 via the rental agreement and £300 in cash "personally with no questions asked" then both parties would be better off.
It may not get the deposit back but it may. At the end of the day a letter to taxman could cause the landlord more problems and legal expenses (accountancy fees and the hassle of taxman wanting to delve deeper into his business and personal affairs) than what he wants to withhold from you. Just remind him of this.

sadly we moved out over a month ago and they have been sitting on our deposit, so ther is actually very little we can do.
